Pay your rent online quickly and easily via the Resident Portal! You can even set up automatic payments so you don’t have to remember to pay rent each month. Options include ACH (bank account), credit card and debit card.

WIPS (Walk-In Payment System)

Let’s Take Care of It Together

 

FirstKey Homes partners with you to take care of your home—We handle the big stuff, you help with the minor things—and help you love where you live. FirstKey Homes is responsible for major repairs and maintenance, giving you the peace of mind that you won’t have to, for example, pay to replace the refrigerator if it breaks. There are, however, some smaller things we ask our residents to take care of in order to keep the home in good condition.

So keep in mind that many small issues around your home, as well as damage caused by neglect or misuse, may be your responsibility. (Note that if a technician is dispatched to address an issue found to be a resident responsibility, it may result in a charge-back to your account of a $75 trip charge plus $60 per additional hour.)

We will respond to service requests within 24 hours. Response time to your home is determined by the specific issue reported and may vary depending on unforeseen natural events. We take care of routine service requests from 9 a.m. to 6 p.m; someone over the age of 18 must be home for work to be completed.

And although we love them, please remember to keep your pets away from service areas.

You will be responsible for the general upkeep of the property and for minimizing dangerous conditions at the home.

  • Maintain a pest-free home. Schedule routine pest control visits to minimize pest issues.

  • Maintain your home’s appearance by cutting and maintaining your grass and beds.
  • Replace sprinkler heads and above-ground irrigation.
  • Clean debris and leaves from gutters and around the exterior of the home.

  • Keep the air flowing by supplying and changing heating/air filters once a month.
  • Brighten up your home by supplying and replacing all light bulbs as needed.
  • Keep your home safe by supplying and replacing batteries for smoke and carbon monoxide alarms regularly.

  • Keep your toilets and drains clear. Do not put items other than toilet paper down the toilet.
  • Repair toilets by adjusting or replacing the inner components in your toilets.
  • Clear hair and other debris from drains and use chemicals to loosen clogs.
  • Winterize exterior spigots and pipes to prevent freezing.
Utilities

Utilities

  • Maintain active utilities in your home including electricity service, water and sewer services, trash service, and gas (not all homes require gas service). Note: Some utility accounts, especially water and sewer service, may be in the name of FirstKey Homes rather than the resident.
  • Resident is responsible for cost of utility usage at home during the lease term.
Winterization

Winterization

  • Maintain minimum levels of heat to prevent frozen pipes.
  • Winterize exterior spigots and pipes to prevent freezing.
  • Wrap outside water main in winter.
  • Remove snow/ice from walkways, driveways and eaves.
  • When outside temperatures drop below 32 degrees Fahrenheit, turn heat to “on” position and set to a minimum of 60 degrees Fahrenheit.

  • For any gas-related concerns, find the gas shut-off and turn to the off position, then call your gas company immediately.

  • Replace lost keys for interior and exterior locks.

What We Take Care Of

We’re committed to taking care of major service and maintenance issues outside of the items listed as your responsibilities above. Our 24-hour maintenance call center team is on standby to assist with emergencies or schedule your service request accordingly at 844.395.3959.

We will dispatch a technician or vendor immediately (weather and travel conditions permitting) for the following:

  • Fire
  • Active flood
  • Home not secure (external doors, locks, windows broken or not functioning)
  • Other life or safety events

Other items for which FirstKey Homes will be responsible include:

Plumbing

Plumbing

  • Burst or leaking pipes
  • Non-functioning septic system or well water system
  • Water heater
  • Sink faucets or water supply
  • Clogs of the main water lines from the home
  • Clogged toilet (If only one toilet is available in the home, may qualify for priority scheduling.)
  • Any apparent discoloration (not paint or dirt stains) on walls or flooring larger than 3 feet in diameter
Heating and Cooling (HVAC)

Heating and Cooling (HVAC)

  • The heating system is not functioning, causing the temperature to drop to 55 degrees Fahrenheit or below inside the home during cold weather. (priority scheduling)
  • The cooling system is not functioning, causing the temperature to rise above 82 degrees Fahrenheit inside the home when the daytime high temperature is over 90 degrees Fahrenheit. (priority scheduling)
  • FirstKey Homes will maintain all system functionality (besides items listed in resident responsibilities).
Electrical

Electrical

  • Complete power failure within the home, causing blackout, or partial power failure affecting the cooling/heating system or refrigerator
  • No power for more than 12 hours, not related to municipal power outage
  • Electrical fixtures (besides items listed in resident responsibilities)
  • Smoke, sparks or fire (Call 911 immediately before reporting the issue to us.)
Landscaping

Landscaping

  • Fallen trees that have damaged the house
  • Removal of tree limbs over 10 feet from the ground that are in contact with the house
  • Repair of existing fencing due to storm damage
Pest Control

Pest Control

  • Wood-destroying pest, bed bug and vermin infestations (if resident-caused, may result in chargebacks)
Pool

Pool

  • Pools will be maintained by FirstKey Homes. A pool maintenance subscription fee of $100/month will be charged in addition to rent.
  • Winterization of pools during the winter months
Roof and Gutters

Roof and Gutters

  • Roof leaks, missing or damaged shingles due to storm damage
  • Gutter and downspout repair
Securing Property

Securing Property

  • Repair or replace exterior doors, windows and locks that are non-secure or non-functional (not as a result of vandalism or break-in)
Gas

Gas

  • For any gas-related concerns, find the gas shut-off and turn to the off position, then call your gas company immediately.
  • Any reported internal or external gas leaks (as indicated by smell) on the property, damaged gas appliances, or leaking gas pipe lines
Appliances

Appliances

  • Non-operational appliances including: stove, oven, dishwasher, disposal, refrigerator, built-in microwave
Structural

Structural

  • Serious storm or fire causing damage to the structure
  • Deck damage causing swaying or potential collapse
  • Visible sub-floor damage that could cause a flooring collapse
  • Foundation leak causing flooding
